How many units will be available?

  • Yacinde will be a hybrid community with 21 full-share condos available for purchase.

When will fractional-share units be available for purchase?

  • 7 Fractional-share units are currently on hold for purchase, with availability to be announced at a later date.

Can fractional-share units be rented?

  • Yes, fractional-share units are available for rental from May17th 2024. For inquiries regarding rentals at Yacinde, please visit www.wapatopoint.com.

What amenities will be offered at Yacinde?

  • Yacinde owners and guests will have exclusive access to the Yacinde pool facility and private firepit.

When will they be completed/available to use?

  • We anticipate 1st phase of construction to be complete for Spring 2024.

Can I reserve a Condominium now?

  • Reservations will be taken from May 1st, 2024.

Can I rent out my Condominium?

  • Yes! You have the option of renting out your home independently or you can partner with our preferred local management company making renting hassle-free. A 3.5% gross receipts fee is applied to all rentals. The rental management company or individual owner will be responsible for reporting their rental income annually. Additional information regarding rentals is available in our governing documents.

Do the condos for sale come furnished?

  • Yacinde Condominiums are delivered unfurnished, giving you the freedom to customize your home to your personal preference.

Will there be a model unit to view?

  • A model unit is planned for an early Spring 2024 completion.

 Will we have access to the Wapato Point Resort amenities?

  • Yes. Yacinde owners and guests have access to an array of exceptional amenities. From multiple beaches to the mini golf course that promises friendly competition. The property also features playgrounds, an indoor pool, and a fitness center, catering to those who like to stay active. Tennis and pickleball courts are available for spirited matches, while the watercraft rental allows for enjoyable lake excursions. The basketball courts invite guests to showcase their skills and team spirit. And if that's not enough, the fully stocked Trout Pond is a seasonal gem that offers anglers the chance to reel in their very own catch of the day. At Wapato Point, the abundance of amenities ensures that every moment is brimming with adventure, relaxation, and cherished memories.

 Is there reserved parking?

  • Full-share owners will have one to two (1-2) reserved parking stalls assigned for each condominium dependent on size. The remaining parking provided is unreserved.

 If I have a boat or other watercraft, what are my options for mooring and storage?

  • The Mill Bay boat launch is located just 1.7 miles down the road. After launch, you can store your trailer on the property in the boat/trailer parking area adjacent to the Wapato Point Resort Maintenance Facility. Storage is on a first come first serve basis. There are mooring buoys and docks on both the East and West sides of the Wapato Point Resort property. Moorage is included in your HOA dues and is on a first come first serve basis.

Are pets allowed?

  • Yes, pets are allowed for Full-Share owners only within the Yacinde development. No fractional share owners, renters or other guests may bring pets with the exception of Service Animals (Must be registered with Wapato Point Administration).

  • Please reference the rules regarding pets. Pets must always be on leash and accompanied by an owner.

  • Full Share Owners are required to register their pets with the front desk. Annual pet fees apply and are in addition to your HOA dues.

  • You must always clean up after your pet.

    Can I walk my pet on the roads/trails within Wapato Point?

  • Pets are not allowed in the Wapato Point community, which are common areas between the homeowner associations including the beaches. You are not able to walk your pet throughout the property, only within the Yacinde development. You must take your pet off property to walk your pet and there are many places in and around Manson for this activity.

  • If your pet is a service or support animal, it must be registered as such with the front desk. Service and support animals can be walked throughout Wapato Point property, special tags or vests may apply.

 Can I install a hot tub?

  • Yes! The outdoor decks at Yacinde have been thoughtfully wired with a dedicated circuit and engineered specifically to accommodate a 2-person hot tub.

 As an owner, what utilities will I be responsible for?

  • Owners will be responsible for their individual sewer, electrical, cable, internet and/or phone service and will coordinate connection directly with the vendors.

 As an owner, what am I responsible for as it relates to exterior upkeep and maintenance?

  • The benefit of owning in Yacinde is the hands-off structure of exterior maintenance. Your HOA dues cover all exterior maintenance and upkeep of your home and the common areas around Yacinde. Specifically for your home, this includes all exterior siding, windows, walkways, lawns, upper decks, and roofs. Homeowners are responsible for all interior upkeep and maintenance of their homes.

 Are there any other owner fees outside of my HOA dues specific to the association?

  • The only additional fees that could apply would be owner specific, for example, pet fees, fines or any owner-approved special assessments.

 What does leased land mean?

  • Wapato Point Resort is situated on an allotment of land owned by a local Native American family with fifty-two (52) years left on the lease. Wright Wapato Inc. is responsible for the lease and maintains compliance with the terms of the lease. When you purchase a condominium at Yacinde or any other homeowner’s association at Wapato Point, you are purchasing the home itself, not the land as is typical of any land lease. There are no property taxes, though a portion of your HOA dues contains an in-lieu-of tax payment that supports Chelan County services such as the fire department, police protection and schools.
